Art Studios at 1200 Lincoln is an adaptive reuse apartment project comprised of 194 studio apartments with a planned second phase addition.  Located in the bustling Golden Triangle Creative District, adjacent to downtown Denver, the 100,000 square foot, ten-story building was most recently home to the acclaimed Art Institute of Colorado higher education school, and originally built for the Western Farm Bureau Life Insurance Company in 1962.  Nichols Partnership purchased the building in Fall 2019 and will convert the commercial building into much needed, attainably priced apartments, similar to their successful multifamily conversion of the VQ Hotel to Turntable Studios.  The revitalized building at 1200 Lincoln will incorporate design inspiration from the historic art-deco architectural style, the creative arts disciplines recently taught in the building, and from the neighborhood arts district.

Art Studios ground level will be reimagined in a contemporary expression, incorporating common space for the apartment tenants including the lobby, lounge, a fitness center, leasing space and a new retail tenant.  The penthouse floor will be redesigned to create a visual connection to the lobby and provide an indoor rooftoop lounge and connected outdoor community space with stunning views of the Front Range and downtown Denver.

The renovated building will provide much needed, attainably priced housing close to Denver's downtown, while being environmentally responsible in retaining and restoring an exemplary structure.
